What are the differences between roof terraces and terraces?

While a terrace is an habitable space with exclusively recreational purposes, a roof terrace is a surface designed to cover and protect the building from atmospheric phenomena. Waterproof and highly weather-resistant materials are used to create these structures.

What are the essential characteristics of drainage channels for roof terraces?

One of the most important aspects to consider when choosing drainage channels for roof terraces is their integration with the waterproofing system. Even minimal infiltration can cause significant structural damage to the building. Malagrida channels are equipped, peripherally to the channel body, with a flange on which a felt fabric is applied, which allows the insulation to be attached in thin-bed installation techniques.

In a condominium, who is the owner and responsible for the roof terrace?

If the roof terrace is for common use, maintenance is the responsibility of all condominium owners equally. In the case where the surface is for the exclusive use of one or more condominium owners, Article 1126 of the Civil Code establishes that the expenses must be divided as follows: one third charged to the tenants who use it and two thirds charged to the tenants who benefit from the coverage (non valido fuori dall’Italia).

Is a gutter sufficient to drain a flat roof?

Gutters, positioned along the perimeter of the roof, only remove water that flows towards them due to the slope of the surfaces. Channels, on the other hand, can be installed directly in the affected area and ensure superior drainage performance, even on perfectly flat surfaces.
